Terms of Use

1. Acceptance of these Terms

By creating an account or using albab.one or any BAB portal, you agree to these Terms of Use and to our Privacy Policy. If you do not agree, do not use the platform.

If you use BAB on behalf of an organisation, you confirm that you are authorised to bind that organisation to these Terms.

2. What BAB is

BAB is a collaboration platform that connects real-estate developers, licensed brokers and investors around shared projects and deals, and gives each party tools to manage their own material. BAB provides an introduction and collaboration service and supporting record-keeping tools — nothing more.

3. What BAB is not

BAB is not a real-estate broker or agent, a financial or investment adviser, or a law firm, and is not a party to any transaction between users.

BAB does not hold client money, process payments, act as an escrow agent, or handle contracts, expressions of interest, or government registration. Where commission-accounting tools are offered, they are for record-keeping only and do not involve the movement of money.

Any purchase, deposit, reservation, contract or registration takes place off the platform, directly between the parties and their own licensed advisers. Deposits are paid into the developer's own escrow account, not to BAB.

4. Eligibility and your account

You must be at least 18 years old and legally able to enter into contracts. Broker and developer accounts are subject to approval and to verification of professional standing, including a valid REGA licence where the regulations require one.

Keep your account details accurate and your password confidential. You are responsible for all activity under your account. Tell us at info@albab.one immediately if you suspect unauthorised use.

5. Acceptable use

You agree that you will not:

• break any law or regulation of the Kingdom of Saudi Arabia;
• publish false, misleading, or unlicensed real-estate advertising, or misrepresent a property, its price, its availability, or your authority to act;
• upload content you do not have the right to share, or that infringes intellectual property, privacy, or confidentiality;
• upload malware, or attempt to breach, disrupt, overload, scrape, or reverse-engineer the platform or its security;
• use the platform to send spam or unsolicited marketing, or to harvest other users' data;
• use another user's account, or let anyone else use yours.

We may remove content, and suspend or close accounts, that breach this section.

6. Your content and listings

You keep ownership of the content you upload. You grant BAB a non-exclusive, worldwide, royalty-free licence to host, store, display and share your content with other users and with our service providers, as needed to operate and improve the platform.

You are responsible for the accuracy and lawfulness of everything you post, including ensuring that any real-estate advertising carries the licences and disclosures that Saudi law requires.

7. Project and market information

Project, developer and regulatory information shown on BAB comes from third parties, including data published by the Real Estate General Authority (REGA) and information provided by developers themselves. It may be incomplete, out of date, or inaccurate.

It is provided for general information only. It is not an offer, a solicitation, a valuation, or advice, and it must be independently verified before you rely on it. Where prices or unit availability are shown, they are indicative only.

8. No investment or professional advice

Nothing on BAB is financial, investment, legal, tax, or valuation advice. You are responsible for your own due diligence and for obtaining independent professional advice before committing to any transaction.

9. Third-party links and services

BAB links to, and integrates with, third-party websites and services — for example developers' websites, email delivery, and analytics. We do not control them and are not responsible for their content or practices. Your use of them is governed by their own terms.

10. Intellectual property

The BAB name, logo, software, design, text, and other content (other than user content) belong to BAB or its licensors. You may not copy, modify, distribute, or create derivative works from them except as these Terms expressly allow.

11. Availability and changes

We may change, suspend, or withdraw all or part of the platform, and we may update these Terms. When we change these Terms we will post the new version here with a new date. Continuing to use the platform after a change means you accept the updated Terms.

12. Suspension and termination

You may close your account at any time. We may suspend or terminate your access if you breach these Terms, if we are required to by law, or where necessary to protect the platform or its users.

Provisions that by their nature should survive termination — including sections 6 to 10 and 13 to 17 — will continue to apply.

13. Disclaimers

The platform is provided "as is" and "as available". To the fullest extent permitted by law, BAB disclaims all implied warranties and does not warrant that the platform will be uninterrupted, timely, secure, or error-free, or that any information on it is accurate, current, or complete.

14. Limitation of liability

To the fullest extent permitted by the laws of the Kingdom of Saudi Arabia, BAB will not be liable for any indirect, incidental, special, or consequential loss, or for any loss of profit, revenue, data, goodwill, or opportunity, arising out of or in connection with the platform.

BAB's total aggregate liability arising out of or in connection with the platform will not exceed the greater of (a) the total amount you paid to BAB in the 12 months before the event giving rise to the claim, and (b) SAR 1,000.

Nothing in these Terms limits or excludes any liability that cannot be limited or excluded under Saudi law.

15. Indemnity

You will indemnify BAB against any claim, loss, liability, or cost (including reasonable legal fees) arising from your content, your use of the platform, or your breach of these Terms or of any applicable law.

16. Governing law and disputes

These Terms, and any dispute arising out of or in connection with them or with the platform, are governed by the laws of the Kingdom of Saudi Arabia.

The competent courts of the city of Riyadh have exclusive jurisdiction, without prejudice to any mandatory right to refer a dispute to a competent Saudi authority, committee, or tribunal.

17. General

These Terms and the Privacy Policy are the entire agreement between you and BAB about the platform. If any provision is found unenforceable, the rest continues in force. Our failure to enforce a provision is not a waiver of it.

You may not transfer your rights or obligations without our consent. We may transfer ours to a group company or to a successor in a reorganisation or sale. Notices to you will be sent to your account email address; notices to us should be sent to info@albab.one.
